City Council Takes Action on Short-Term Rental Regulations
CORPUS CHRISTI, TX – At yesterday’s regularly scheduled meeting, the Corpus Christi City Council approved two motions related to the regulation of short-term rentals (STRs).
The first motion establishes a moratorium, effective immediately through November 11, 2026, on new Type 1 STR permits. During the moratorium, City staff will convene a stakeholder committee to review the STR ordinance and return proposed changes to City Council for consideration on or before November 11.
The second motion directs staff to apply the existing 15% density limit for Type 2, or non-owner-occupied, STRs in single-family residential areas to both new applications and permit renewals. The calculation will allow a minimum of one Type 2 STR per block face. For block faces with seven or more residential units, Type 2 STRs will be limited to no more than 15%, with no rounding.
Current STR permits valid through December 31, 2026, will remain active and will not be revoked as a result of yesterday's Council action. STR permits are issued annually and are subject to renewal.
A Type 1 STR is a residential dwelling unit, or portion of a unit, occupied by the owner or an operator who resides at the property under a valid lease agreement with the property owner’s permission. Legal residency must be established through documentation such as a homestead exemption, voter registration, vehicle registration, or similar proof.
A Type 2 STR is a residential dwelling unit, or portion of a unit, that is not occupied by the owner or operator. Type 2 STRs in single-family residential areas are subject to the density requirements outlined above. Type 2 STRs in multi-family properties are not subject to the density limit.
