Tax Increment Reinvestment Zone No. 7 (TIRZ #7) was created in 2026 to support planned development and infrastructure improvements in the growing London area of Corpus Christi. The zone was established to encourage long-term economic growth and guide future development through the use of tax increment financing to fund public infrastructure and community improvements.
The Corpus Christi City Council approved the creation of TIRZ #7 in January 2026 following the adoption of a project and financing plan. The zone encompasses undeveloped land located primarily near State Highway 286, Weber Road, and the London area within the City’s extraterritorial jurisdiction. TIRZ #7 was established to facilitate infrastructure necessary to support new residential and mixed-use developments, including roadway improvements, water and wastewater infrastructure, drainage systems, parks, trails, and other public amenities.
Initial developments associated with TIRZ #7 include Mirabella and The London Proper projects, which are anticipated to bring new residential neighborhoods, commercial development, recreational amenities, and public gathering spaces to the area. The reinvestment zone was created to help finance public improvements needed to support continued growth for residents, businesses, and schools in the London community.
TIRZ #7 is projected to operate through 2051 and is intended to utilize future tax increment revenues generated by new development within the zone to reimburse eligible public infrastructure costs. Participating entities include the City of Corpus Christi and Nueces County, with additional participation opportunities extended to other taxing jurisdictions.
