Tax Increment Reinvestment Zone No. 6 (TIRZ #6) was created in 2024 to support the redevelopment of the former Pharaoh Valley Country Club and Golf Course property through the proposed Barisi Village mixed-use development. The project is intended to encourage long-term economic growth, infrastructure investment, and redevelopment within the area by utilizing tax increment financing to reimburse eligible public infrastructure costs.
The Corpus Christi City Council approved the creation of TIRZ #6 in January 2024 following the adoption of a project and financing plan. The zone encompasses approximately 127 acres located within the former golf course property in south Corpus Christi. TIRZ #6 was established to facilitate public improvements associated with the Barisi Village development, including streets, water and wastewater infrastructure, drainage improvements, public parking, parks, plazas, landscaping, and other public amenities.
The Barisi Village project is planned as a large-scale mixed-use development featuring residential, commercial, hospitality, and public gathering spaces designed to create a walkable, village-style destination. At full buildout, the development is anticipated to include townhomes, multifamily housing, hotel accommodations, retail and commercial space, and recreational amenities surrounding interconnected lakes and public open spaces.
TIRZ #6 is expected to support the reimbursement of up to $32 million in eligible public infrastructure improvements funded through future tax increment revenues generated by the development. The zone was established with a projected term of up to 20 years to assist with the financing and implementation of infrastructure and public improvements necessary to support redevelopment of the site.
